Coconut Grove sales rose even with fewer homes for sale
Sales went up. Inventory went down. That's the short version for Coconut Grove right now. The Real Estate Data Aggregator counted 315 homes sold across the Grove in the three months ending August 31, 2026. That's up 13.3% from the same months in 2025. At the same time, homes for sale fell to 555, down 18.4% year over year. Buyers are still showing up. They just have fewer homes to choose from.
Pending sales tell the same story. The Real Estate Data Aggregator counted 319 pending sales across the Grove, up 14.3% from a year before. New listings ticked up just 1.9%, to 383. Demand is growing faster than supply.
Each ZIP tells its own story
The Grove covers three ZIP codes, and they're moving differently. Here's what the Real Estate Data Aggregator found for each one in the three months ending August 31, 2026.
| 33133 | 33134 | 33146 | |
|---|---|---|---|
| Median sale price | $1,787,000 | $935,000 | $1,090,000 |
| Price change vs. 2025 | +13.8% | +13.7% | -38.3% |
| Homes sold | 166 | 121 | 28 |
| Sales change vs. 2025 | +16.9% | +18.6% | -17.6% |
| Median days on market | 93 | 98 | 63 |
| Sale to list price | 94.2% | 95.1% | 97% |
ZIP 33133 had the highest median sale price: $1,787,000, up 13.8% from a year before. It also had the most sales, 166, up 16.9%. ZIP 33134 saw the biggest sales jump, up 18.6% to 121 homes. Its median sale price came in at $935,000, also up 13.7%. Both are solid numbers.
ZIP 33146 is the one to watch carefully. The Real Estate Data Aggregator shows the median sale price there fell 38.3%, to $1,090,000. Sales dropped 17.6%, to just 28 homes. That's a smaller slice of the Grove, and a big price swing can happen when fewer homes trade hands. Still, homes in 33146 sold faster: a median of 63 days, which is 21 days shorter than a year ago. And 17.9% of homes sold above list price, up 17.9 points year over year. So it's not a slow market. It's a smaller one.
Days on market are longer in two of three ZIPs
- 133146 – Miami, FL63 days
- 233133 – Miami, FL93 days
- 333134 – Miami, FL98 days
In 33133 and 33134, homes are taking longer to sell than they did a year ago. 33133 is up 28 days, to a median of 93. 33134 is up 14 days, to 98. That's not a collapse in demand. The sales numbers prove that. But buyers are taking more time. If you're pricing a home in those ZIPs, that's worth knowing before you pick a number.
What's happening with prices nationally
The Grove's price gains are running well ahead of the national pace. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The Grove's two busiest ZIPs both posted gains near 13.8% over the same stretch. That's a meaningful gap.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. And mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Those two things together can slow buyers. In the Grove, sales still rose. But longer days on market in 33133 and 33134 suggest some of that national pressure is showing up here too.
Miami Realtors reported 24 single-family and condominium sales of $30 million or more across Miami-Dade through September 2026. That's a reminder that the top of this market is still active. Miami Realtors also reported that South Florida single-family homeowners who bought 15 years ago have built over $500,000 in home equity as of the second quarter of 2026.
Supply is tighter, but not gone
The Real Estate Data Aggregator shows months of supply at 5.5 in 33133, down 2.6 months from a year ago. In 33134 it's 4.9 months, down 1.4 months. In 33146 it's 6.9 months, down 1.8 months. All three dropped. Six months is often used as a rough balance point between buyers and sellers. 33134 is below that. 33133 is just above it. 33146 is above it, but falling.
Quick contracts are up in two ZIPs
The share of homes that went under contract within two weeks of listing rose in 33134 and 33146. In 33134, 15.7% of homes went under contract that fast, up 4.7 points year over year. In 33146, 24.2% did, up 14.2 points. In 33133, the share was 12.5%, down a small 0.5 points. So the quick-contract trend is real in two of the three ZIPs.
- The Grove sold more homes with fewer choices on the market.
- Prices rose in two of three ZIPs.
- Days on market grew in those same two.
- One ZIP, 33146, moved faster and saw more above-list sales, but with fewer transactions and a lower median price.
- Supply fell across the board.
- Pending sales are up 14.3%.
- The market isn't stalled.
- It's just slower to negotiate than it was a year ago.
