Cooper City got tighter as inventory fell and homes moved faster

Rates are high. Miami Realtors put South Florida mortgage rates at 7.46% in early October 2026. That number gets attention. But Cooper City's numbers moved in a different direction.

The Real Estate Data Aggregator counted homes across two ZIP codes for the three months ending August 31, 2026. Both ZIP codes saw inventory fall. Both saw more homes go under contract quickly. Here is what that looks like by area.

ZIP 33328: inventory down sharply, homes selling faster

The Real Estate Data Aggregator counted 138 homes for sale in ZIP 33328 in the three months ending August 31, 2026. That is down 27.7% from the same period in 2025. Fewer choices for buyers means less room to wait.

What the wider market adds

Miami Realtors reported that Broward homes priced $1 million and up saw sales rise 2% year over year in September 2026. ZIP 33330's median sits at $1,350,000, so that trend fits. Miami Realtors also reported that Broward condos priced $500,000 to $600,000 rose 8% year over year in September 2026.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Cooper City's price gains in both ZIP codes outpaced that national figure.

  5. Pricing and preparation still matter for sellers.
