Cooper City inventory fell while sales rose across every part of the market
Broward County total home sales fell to 1,899 in August 2026, according to Miami Realtors. Cooper City went the other way. The Real Estate Data Aggregator counted rising sales and falling inventory in all three ZIP codes for the three months ending August 31, 2026. If you're selling here, you're competing with fewer listings. If you're buying, the better-prepared offers are likely to have an edge.
Sales rose in every ZIP code
The Real Estate Data Aggregator counted 120 homes sold in ZIP 33328, up 10.1% from the same three months in 2025. ZIP 33330 sold 44 homes, up 37.5%. ZIP 33026 sold 115 homes, up 26.4%. That's three ZIP codes moving in the same direction at the same time.
Inventory dropped sharply
More sales happened against a shrinking pool of listings. The Real Estate Data Aggregator counted 138 homes for sale in 33328, down 27.7% from a year before. In 33330, just 51 homes were for sale, down 48%. In 33026, 173 homes were for sale, down 22.1%. Months of supply fell in all three ZIP codes too.

Homes are going under contract faster
Speed picked up in 33328 and 33026. The Real Estate Data Aggregator shows median days on market in 33328 fell 24 days to 56 days. In 33026, it fell 32 days to 60 days. In 33330, days on market rose 22 days to 85 days. That ZIP code also carries the highest median price, $1,350,000, so a longer timeline there is not unusual.
Prices moved up in all three ZIP codes
The Real Estate Data Aggregator put the median sale price in 33328 at $654,000, up 7.9% from a year before. In 33330 it was $1,350,000, up 3.1%. In 33026 it was $471,000, up 4.7%. For comparison, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Cooper City's gains ran ahead of that national figure in all three ZIP codes.
Sellers are getting closer to list price
The Real Estate Data Aggregator shows the average sale-to-list ratio rose in all three ZIP codes. In 33026 it reached 97.5%. In 33328 it was 96.7%. In 33330 it was 94.8%. Nationally, Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That matters to buyers budgeting their offers. It also means sellers who price accurately are more likely to close.
Quick contracts are up too
The Real Estate Data Aggregator counted the share of homes going under contract within two weeks of listing. In 33330, that share jumped 22.7 points to 29.2%. In 33328 it rose 13.2 points to 26.6%. In 33026 it rose 5.2 points to 15.9%. That means more sellers in 33328 and 33330 are seeing offers arrive in the first two weeks.
One note for buyers
Pending sales in 33330 rose 54.8% from a year before, according to the Real Estate Data Aggregator. That is the strongest forward signal in any of the three ZIP codes. Buyers watching 33330 should know that competition is building even if the home sits on the market a little longer before contract. In 33026, pending sales rose 12.5%. In 33328, they dipped 2.7%, a small move in a ZIP code that still closed 120 sales.
