Coral Gables buyers are negotiating more than the headlines suggest
Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. That number sounds big. But in Coral Gables, the Real Estate Data Aggregator tells a more specific story for the three months ending July 31, 2026. Sellers here are not slashing prices publicly. They're giving ground quietly, at the closing table.
Across all three Coral Gables ZIP codes, the average sale closed at 94.3% to 94.7% of list price. That gap between asking and sold is real money. On a $1,475,000 home, a 94.3% ratio means the buyer kept roughly $84,000 off the list price. Sellers who price too high don't avoid that gap. They just sit longer before it happens.
The sale-to-list gap, by ZIP code
In ZIP 33133, the sale-to-list ratio actually ticked up 0.9 points from a year ago, per the Real Estate Data Aggregator. That's the one part of Coral Gables where sellers gained a little ground. In 33134 it slipped 0.6 points, and in 33143 it dropped 0.9 points. The direction is not uniform. Your ZIP code matters.
Almost nobody paid above asking
The Real Estate Data Aggregator counted the share of homes that sold above list price. In all three ZIP codes, it was low.
In 33134, the share of above-list sales fell 5.8 points in one year, according to the Real Estate Data Aggregator. That is a meaningful shift. Buyers in that ZIP who assumed they had to overbid a year ago now have more room. In 33133 the share rose 2.5 points, but it is still only 5.8%. Bidding wars here are the exception, not the rule.

ZIP 33143 added 47 days to its median, per the Real Estate Data Aggregator. That is not a small shift. A home sitting 105 days is a home whose seller has had time to reconsider. Buyers who walk in prepared with comps are in a stronger spot than buyers who assume they have to rush.
Sales are actually up, and inventory is tighter
Here is where the story gets less simple. More homes are selling. The Real Estate Data Aggregator counted 407 homes sold across the three Coral Gables ZIP codes in the three months ending July 31, 2026. That is up 12.4% from the same period a year ago. Pending sales across all three ZIPs came to 404, up 11.6% year over year.
Inventory is down 18% from a year ago, per the Real Estate Data Aggregator. Fewer homes for sale means less competition among sellers, which usually supports prices. But the sale-to-list ratios show buyers are still negotiating. Both things are true at once. Demand is real, and so is the gap between asking and sold.

ZIP 33143's 72.5% price jump is worth pausing on. That figure comes from the Real Estate Data Aggregator. A jump that large in one year usually means the mix of homes that sold changed, not that every home in the ZIP gained that much value. More high-end properties closing in that period will pull the median up sharply. Treat it as context, not a guarantee.
What this means if you're selling
Homes in Coral Gables are closing at 94.3% to 94.7% of list, per the Real Estate Data Aggregator. If you list at $1,500,000 hoping to negotiate down, you may end up at $1,415,000 after 95 or 105 days. If you list at $1,415,000 from day one, you may close faster and at a similar number. The math favors a sharp opening price. Only 13.2% to 15% of homes went under contract within two weeks, so most sellers are waiting.
