Coral Gables sales rose even with fewer homes for sale

By Elizabeth Costa
Real estate, Coral Gables

Sales went up. Inventory went down. That's the short version of what happened in Coral Gables this summer. The Real Estate Data Aggregator counted 382 homes sold across the Gables in the three months ending August 31, 2026. That's up 10.4% from the same three months in 2025. At the same time, homes for sale dropped 15.6%, to 660 total. Buyers had fewer choices and still kept buying.

Pending sales back that up. The Real Estate Data Aggregator counted 393 pending sales across the three ZIP codes, up 15.9% from a year ago. That pipeline points to continued closings through the fall. New listings were nearly flat, up just 0.9%. So supply is not growing fast enough to change the picture.

What each ZIP code showed

The three ZIP codes that make up the Gables each told a slightly different story. Here's what the Real Estate Data Aggregator found for the three months ending August 31, 2026.

Real Estate Data Aggregator. The 96.5% price jump in 33143 reflects a shift in the mix of homes that sold, not necessarily a change in any one home's value.

ZIP 33143 is worth a note. The Real Estate Data Aggregator shows a median sale price of $1,605,000, up 96.5% from a year ago. That's a big number. It most likely reflects a change in which homes sold, not that every home doubled in value. Fewer homes sold there too, down 6.9%. A smaller sample can move the median sharply. If you own or are buying in 33143, your street's story may read very differently from that figure.

Homes are taking longer to sell

One honest admission: days on market are up across all three ZIPs. The Real Estate Data Aggregator puts the median at 98 days in 33134, 93 days in 33133, and 107 days in 33143. Those are 14, 28, and 40 days longer than the same period in 2025. More sales happened, but they took more time to close. Pricing still matters. Homes in 33134 closed at 95.1% of list price on average, and 33133 and 33143 came in at 94.2% and 94.1%.

The wider picture

Miami Realtors reported on October 16, 2026 that Miami-Dade had already recorded 24 home sales above $30 million through September 2026, breaking the full-year 2025 record. That's the top end of the market, but it shows demand across Miami-Dade is real. Miami Realtors also reported that mortgage rates reached 7.46% by mid-September 2026. Higher rates slow some buyers. The Gables sales numbers suggest that did not stop activity here, though it may be part of why homes are taking longer to close.

Nationally, the Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026. The Gables is running well ahead of that pace in two of its three ZIP codes. Realtor.com reported on September 30, 2026 that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That's a national figure, and the Gables months-of-supply numbers, down in all three ZIPs, suggest this market has not softened the same way.

Months of supply are falling

Supply is tightening. The Real Estate Data Aggregator shows months of supply at 4.9 in 33134, down 1.4 months from a year ago. In 33133 it's 5.5 months, down 2.6 months. In 33143 it's 5.4 months, down 0.6 months. Fewer months of supply means homes are being absorbed faster relative to what's available. That's what makes the longer days-on-market number interesting: the overall pool is tighter, but individual homes still need to be priced right to move.

In short
  1. Coral Gables sold more homes in the three months ending August 31, 2026, even as inventory fell.
  2. Prices rose in all three ZIP codes.
  3. Homes took longer to close than a year ago, so pricing is still the key lever.
  4. The pipeline of pending sales, up 15.9%, points to continued activity into fall.

One more thing: these are ZIP-code numbers. One street, one block, or one price range can read very differently from the overall figure. If you want to know what the data says about your specific address, just reach out.
