Coral Gables sales rose even with rates above 7%
Rates crossed 7% for the first time since January 2025, according to Realtor.com. Miami Realtors reported they climbed to 7.46% by mid-September 2026. That's the headline everyone saw. Here's what actually happened in Coral Gables.
The Real Estate Data Aggregator counted 382 sales across Coral Gables in the three months ending August 31, 2026. That's up 10.4% from the same three months in 2025. Rates were already elevated. Buyers kept going.
Pending sales are the clearest signal of what comes next. The Real Estate Data Aggregator counted 393 pending sales, up 15.9% from a year ago. More contracts signed now means more closings ahead. Demand didn't stall.
Inventory fell. The Real Estate Data Aggregator shows 660 homes for sale, down 15.6% from a year ago. Fewer choices for buyers, more pressure on pricing for sellers. That gap between supply and demand is why pricing decisions matter right now.
What each ZIP code is doing
Coral Gables spans three ZIP codes. They're moving at different speeds and at very different price points. Here's what the Real Estate Data Aggregator shows for each one.
| 33134 | 33133 | 33143 | |
|---|---|---|---|
| Median sale price | $935,000 | $1,787,000 | $1,605,000 |
| Price change vs. 2025 | +13.7% | +13.8% | +96.5% |
| Homes sold | 121 | 166 | 95 |
| Sales change vs. 2025 | +18.6% | +16.9% | -6.9% |
| Median days on market | 98 | 93 | 107 |
| Months of supply | 4.9 | 5.5 | 5.4 |
ZIP 33134: the most active market
The Real Estate Data Aggregator counted 121 sales in 33134, up 18.6% from a year ago. The median sale price was $935,000, up 13.7%. Pending sales jumped 34%. That's the strongest pending-sales gain of the three ZIPs.
Inventory in 33134 fell to 193 homes, down 7.2%. New listings rose 15.3% to 151. Supply is tightening even as more sellers list. Homes that did sell closed at 95.1% of list price on average, up 0.3 points from a year ago.
The Real Estate Data Aggregator shows 15.7% of homes in 33134 went under contract within two weeks of listing, up 4.7 points from last year. That's not every home. But it's a real share moving fast.
ZIP 33133: highest prices, still moving
The Real Estate Data Aggregator counted 166 sales in 33133, up 16.9%. The median sale price was $1,787,000, up 13.8%. That's the highest median of the three ZIPs, and it still rose.
Inventory dropped sharply. Homes for sale fell 20.5% to 299. Months of supply is now 5.5, down 2.6 months from a year ago. Pending sales rose 9.4% to 152. The pipeline is building.
Homes in 33133 sold at 94.2% of list price on average, down just 0.1 points. Days on market came in at 93, which is 28 days longer than a year ago. Homes are taking longer to close. Pricing them right from the start matters more because of that.
ZIP 33143: prices jumped, but fewer homes sold
This ZIP tells a different story. The Real Estate Data Aggregator shows 95 homes sold in 33143, down 6.9% from a year ago. That's the only ZIP where sales fell.
The median sale price was $1,605,000, up 96.5% from a year ago. A jump that large almost always reflects a change in the mix of homes that sold, not a uniform price increase on every street. Treat that figure as context, not a prediction.
Days on market hit 107, up 40 days from a year ago. That's the longest wait of the three ZIPs. Still, 19.6% of homes went under contract within two weeks of listing. The right home at the right price still moves quickly.
What rates are doing nationally
Miami Realtors reported rates at 7.46% by mid-September 2026. Realtor.com noted that was the first time rates crossed 7% since January 2025. The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026, and 0.3% month over month in August alone.
Coral Gables buyers are not waiting for rates to fall. The pending sales numbers show that clearly. Rates shape the monthly payment. They don't stop a decision when someone has chosen the Gables for its city rules, its architecture standards, and its walkable streets.
Miami Realtors also reported that Miami-Dade recorded 24 home sales at $30 million or above through September 2026, breaking the full-year 2025 record. That's the top of the market. But it points to the same thing the Coral Gables numbers show: demand in Miami-Dade is real.
- Coral Gables closed 382 sales in the three months ending August 31, 2026, up 10.4%, with 393 pending sales already in the pipeline, up 15.9%.
- Inventory is down 15.6%.
- Homes are taking longer to sell than a year ago, so pricing from day one matters.
- One street can read very differently from the ZIP code average.
- That's where the detail lives.
These numbers cover whole ZIP codes. Your block, your street, your home type can read very differently. A condo in 33134 and a single-family home in 33133 are not the same market, even if they share a ZIP. If you want to know where your specific address sits, that's a conversation worth having.
