The number that matters most right now: the Real Estate Data Aggregator counted 426 homes for sale across Doral in the three months ending August 31, 2026. That's down 13.1% from the same period a year ago. Fewer choices for buyers. More competition per listing for sellers.

At the same time, pending sales climbed. The Real Estate Data Aggregator counted 239 pending sales across Doral in those same three months. That's up 5.3% year over year. More buyers are signing contracts even though the shelf is thinner.

New listings did tick up. The Real Estate Data Aggregator counted 320 new listings in Doral for those three months, up 2.6% from a year before. But that small gain wasn't enough to offset how much inventory has dropped overall.

The two ZIP codes tell different stories

Doral covers two ZIP codes, and they're moving differently right now.

In ZIP 33178, the Real Estate Data Aggregator shows the median sale price hit $625,000, up 5.9% year over year. Homes sold there averaged 96.7% of list price. Pending sales rose 10.6%. Inventory fell 12.1%.

In ZIP 33172, the median sale price was $345,000, up 20% year over year. That's a big jump. But homes sold fell 16.7% and pending sales dropped 5.3%. Inventory there fell 15.7%. Fewer homes came to market and fewer sold.

How fast are homes moving?

Homes are taking less time to sell than they did a year ago. That's true in both ZIP codes. In 33172, the drop was 14 days shorter. In 33178, it was 6 days shorter. Homes aren't flying off the market, but they are moving faster.

What about price cuts and mortgage rates?

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That's the highest share since October 2022. Doral isn't immune to that pressure, even with inventory tight.

Rates are part of the picture too. Miami Realtors reported that mortgage rates were at 7.46% in early October 2026. That's the first time rates climbed above 7% since January 2025, according to Realtor.com. Higher rates slow some buyers down.

Even so, Miami Realtors counted 909 condo sales in Miami in September 2026. And Miami-Dade recorded 24 home sales of $30 million or more through September 2026, already breaking the full-year 2025 record. The higher end of the market is still active.

What this means if you're selling in Doral

With 426 homes for sale and 239 pending, the ratio is tighter than last year. Sellers have fewer competing listings. But homes are still averaging 96.7% of list price in both ZIP codes. That means pricing matters. Overpricing still costs you.

In ZIP 33178, 8.6% of homes sold above list price in the three months ending August 31, 2026. That share is up 7.2 points from a year ago. It's a small slice of the market, but it's growing.

What this means if you're buying in Doral

With inventory down 13.1%, you have fewer options than buyers did a year ago. The homes that are there are moving faster. In ZIP 33178, 12.6% of homes went under contract within two weeks of listing. In ZIP 33172, that share was 13.9%. You don't have weeks to decide on the right home.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Doral's own numbers from the Real Estate Data Aggregator show stronger local gains in both ZIP codes.

In short
  1. Doral has 13.1% fewer homes for sale than a year ago.
  2. Pending sales are up 5.3%.
  3. Homes are selling faster.
  4. Prices are up in both ZIP codes.
  5. Rates are above 7%.
  6. Every street reads a little differently from the ZIP code average.

One thing to keep in mind: the numbers above cover full ZIP codes. Your block in Doral Isles, Downtown Doral, or Doral Park can read very differently from the ZIP code as a whole. A few sales in one community can move the average.
