Doral inventory fell even as more sellers came to market

Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 426 homes for sale across Doral in the three months ending August 31, 2026. That is down 13.1% from the same stretch in 2025. Fewer choices for buyers means your home gets more attention, but only if it is priced right.

At the same time, new listings in Doral rose 2.6% to 320, according to the Real Estate Data Aggregator. Fresh competition is coming on. The overall pool is still smaller than last year, but buyers will have new options to compare yours against. That gap between new supply and total inventory tells you homes are also selling or going pending faster than sellers can replace them.

Pending sales across Doral climbed to 239, up 5.3% year over year, per the Real Estate Data Aggregator. Buyers are moving. Homes sold dipped slightly, down 2.8% to 207, but the pipeline of contracts ahead of those closings is growing. That is a sign demand is holding.

What the two ZIP codes show separately

Doral sits across two ZIP codes, and they tell different stories. In 33178, the Real Estate Data Aggregator recorded a median sale price of $625,000, up 5.9% from a year ago. Homes there sold in a median of 80 days, which is 6 days shorter than last year. The average sale closed at 96.7% of list price, up 1.1 points.

In 33172, the median sale price jumped to $345,000, up 20% year over year, per the Real Estate Data Aggregator. Homes sold faster there too: a median of 75 days, which is 14 days shorter than the same period in 2025. The sale-to-list ratio matched 33178 at 96.7%, up 1.5 points.

What is happening with rates and the wider market

Mortgage rates are a real factor right now. Miami Realtors reported in October 2026 that rates were sitting at 7.46%. That is not a small number. It shapes what buyers can qualify for and how they weigh their options.

Still, demand in Miami-Dade is active. Miami Realtors reported that 909 condo sales in Miami rose year over year in September 2026. They also reported that Miami-Dade recorded 24 home sales of $30 million or more through September 2026, already breaking the full-year 2025 record. That is the top of the market, but it reflects real buyer activity across the region.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026, with a 0.3% month-over-month gain in August alone. That is a national figure, not a Doral figure, but it shows prices are still moving up in most markets.

What this means if you own a home in Doral

The shrinking inventory is working in sellers' favor. But new listings are rising too, so buyers will have fresh options each week. Homes that are priced well and prepared well are the ones going under contract. In 33178, 12.6% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. In 33172, that share was 13.9%.

Above-list sales are still rare. The Real Estate Data Aggregator shows 8.6% of homes in 33178 sold above list price, and just 3.6% in 33172. Most homes are selling at a small discount to list. That means list price matters. Price too high and you sit. Price it right and buyers show up.
