Miami Realtors reported that South Florida single-family homeowners who bought 15 years ago have over $500,000 in home equity as of 2026 Q2. That's the starting point for this post. If you've owned in Cooper City for a while, you may have more flexibility for your next move than you think.

Now let's look at what the local market is doing. Cooper City sits in two ZIP codes: 33328 and 33330. They tell different stories, so I'll walk through each one.

What rates look like right now

Miami Realtors reported mortgage rates at 7.46% for the South Florida market as of October 16, 2026. Fannie Mae, as reported by CNBC on October 14, 2026, forecasts the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Rates are a real factor in what buyers can afford, and that affects what sellers can expect.

The Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026. That's a national number, not a Cooper City number. But it gives context for the price gains the Real Estate Data Aggregator is showing locally.

What this means if you've owned for a while

Supply is down sharply in both ZIP codes. Buyers are competing for fewer homes. Prices are up year over year in both areas. And Miami Realtors put South Florida equity for 15-year owners at over $500,000 as of 2026 Q2.

That combination is worth pausing on. If you bought in Cooper City around 2011 or earlier, your equity position may give you options you haven't looked at recently. That doesn't mean it's the right time to move. It means the numbers are worth knowing.

In short
  1. ZIP 33328 has a $654,000 median sale price and 3.5 months of supply.
  2. ZIP 33330 has a $1,350,000 median and 3.6 months of supply.
  3. Both are down sharply in inventory from a year ago.
  4. South Florida owners who bought 15 years ago have over $500,000 in equity, per Miami Realtors.
  5. One street can read differently from the whole ZIP code.

These are ZIP-code-wide numbers. Your street, your home size, and your specific community can look different from the averages above. If you want to know where your home sits in this picture, I'm happy to look.
