Miramar inventory fell 19.6% even with mortgage rates at 7.46%
The one number that changes what you should do right now: inventory in Miramar dropped 19.6% year over year. The Real Estate Data Aggregator counted 1,093 homes for sale across Miramar in the three months ending August 31, 2026. That's fewer homes to compete against if you're selling, and fewer choices if you're buying.
Miami Realtors reported mortgage rates climbed to 7.46% in October 2026. Rates above 7% showed up for the first time since January 2025, according to Realtor.com. Higher rates slow some buyers down. But in Miramar, the drop in supply is working against that slowdown.
Sales across Miramar still rose 2.3% year over year, per the Real Estate Data Aggregator. That happened while new listings fell 4.9%. Fewer homes coming on, and the ones that do are still moving. Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Miramar's tighter supply makes that kind of pressure less likely here, though every street reads differently.
