Miramar inventory is down, but sales only inched up

Real estate, Miramar

Inventory in Miramar fell 19.6% year over year. That's the number that most changes what a homeowner should think about right now. Fewer competing listings means your home has less to go up against when you price it.

The Real Estate Data Aggregator counted 1,093 homes for sale across ZIPs 33023, 33025, 33027, and 33029 in the three months ending August 31, 2026. That's down 19.6% from the same period in 2025. New listings also dropped, down 4.9% to 865 total. So the pool is shrinking from both ends.

Sales rose, but just barely. The Real Estate Data Aggregator counted 631 homes sold across Miramar in those three months, up 2.3% from a year before. That's a real gain, not a big one. Pending sales dipped 2.3% to 682. So demand is holding, not surging.

Rates are a real factor

Miami Realtors reported that mortgage rates rose to 7.46% in early September 2026. That's not a small number. It raises the monthly cost on any home in this price range. Buyers are still moving, but they're working harder to make the math work.

The ZIP codes tell different stories

One number for all of Miramar can hide a lot. Each ZIP code moved differently in the three months ending August 31, 2026.

Real Estate Data Aggregator. Lower means fewer months of homes available at the current sales pace.

Months of supply tells you how long the current stock would last if no new listings came on. The Real Estate Data Aggregator put 33023 and 33029 at 4.1 months each. That's tighter than 33027 at 5.8 months and 33025 at 7.1 months. The higher the number, the more room buyers have to negotiate.

What this means if you own a home here

Fewer listings competing with yours is a real advantage when you price. But it's not the whole story. In 33025 and 33027, prices still slipped year over year. Less competition doesn't automatically mean a higher price. Pricing to where buyers are actually closing matters more.

Miami Realtors also reported that South Florida single-family homeowners who bought 15 years ago are sitting on roughly $500,000 in home equity as of Q2 2026. That context matters if you're weighing whether to sell or stay.

What this means if you're buying in Miramar

With 1,093 homes for sale and new listings down 4.9%, options are narrower than a year ago. In 33023 and 33029, homes are moving faster, and more are closing above list price. Tracking new listings closely is the practical move. Waiting doesn't automatically mean a lower price.

One more note on flood risk: it varies by street and elevation across Miramar. Check the FEMA flood map and get an insurance quote before you go under contract. Don't assume based on the neighborhood alone.
