Pembroke Pines sales rose even as Broward sales slipped

Pembroke Pines held its own. The Real Estate Data Aggregator counted 1,054 homes sold here in the three months ending August 31, 2026. That's up 8.8% from the same three months in 2025. Miami Realtors reported Broward County total sales came in at 1,899 in August 2026. The city moved against the county current.

More buyers showed up even as fewer homes hit the market. The Real Estate Data Aggregator counted 1,634 homes for sale across the city, down 22.2% from a year before. New listings also dipped, down 4.7% to 1,371. Less supply, more sales: that's what pushed the city's numbers up while the county's slipped.

Not every ZIP moved the same way

The city-wide number is real, but the ZIP codes tell different stories. Some parts of Pembroke Pines saw sales jump sharply. Others slipped. Prices did the same. Here's how each ZIP broke down.

Where buyers moved fastest

The share of homes going under contract within two weeks of listing jumped in every ZIP. That's a clear sign buyers were ready to act. ZIP 33023 led the city: the Real Estate Data Aggregator put that share at 33.7%, up 16.6 points from a year before. ZIP 33026 cut its median days on market by 32 days, the biggest drop in the city.

Where prices rose and where they dipped

Four ZIPs saw median prices rise. Four did not. ZIP 33029 climbed 9.4% to $782,500. ZIP 33028 rose 4.2% to $729,500. ZIP 33332 slipped 5.1% to $1,062,500. ZIP 33027 dropped 15.8% to $389,500, and ZIP 33025 fell 12.2% to $360,000. All figures are from the Real Estate Data Aggregator for the three months ending August 31, 2026.

One ZIP to watch: 33025

ZIP 33025 is the one area that didn't follow the city's trend. The Real Estate Data Aggregator counted 136 homes sold there, down 9.9%. The median price fell 12.2% to $360,000. Days on market stretched 10 days longer to 91. Months of supply sat at 7.1, the highest in the city. More homes, fewer buyers, longer waits: pricing matters more here than anywhere else in Pembroke Pines right now.

What the national picture adds

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers in every price range. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. Pembroke Pines outpaced that in several ZIPs.
