One thing to watch: mortgage rates

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects how buyers qualify and what they can offer. It doesn't change the local inventory picture, but it does add pressure on both sides of a deal. Factor it into your planning.

In short
  1. For the three months ending August 31, 2026, the Real Estate Data Aggregator shows Southwest Ranches sold 9.7% more homes while inventory fell 26.5%.
  2. Broward County's $1M+ sales rose 22.6% year over year, per Miami Realtors.
  3. Less supply and more demand means every listing and every offer carries more weight.
  4. One street can read very differently from the ZIP code average.
