ZIP 33332: the sharpest inventory drop
ZIP 33332 had the most dramatic shift. The Real Estate Data Aggregator counted 47 homes for sale there, down 41.3% from a year before. New listings fell 37.3% in the same period. The median sale price was $1,062,500, down 5.1% year over year. Prices dipped a little even as supply tightened. That tells you buyers here are still negotiating.
One bright spot: 26.9% of homes in 33332 went under contract within two weeks of listing. That's up 12.1 points from a year ago. The right home at the right price is still moving quickly.
ZIP 33331: the most sales activity
ZIP 33331 was the standout for sales volume. The Real Estate Data Aggregator counted 73 homes sold there, up 28.1% from a year before. Pending sales rose 14.8% and months of supply fell 2.5 months to 4.5 months. The median sale price was $895,000, up 0.6% year over year. That's the only Weston ZIP where prices moved higher.
ZIP 33326 and 33327: more listings, more days
ZIP 33326 had the most homes for sale: 218, down 11% from a year before. Its median sale price was $673,500, down 1.3%. Homes took a median of 70 days to sell, one day longer than last year. Months of supply fell to 7.3 months, which is still the highest of the four ZIPs.
ZIP 33327 had a median sale price of $900,000, down 3.7%. Homes took 75 days to sell, six days fewer than a year before. Its months of supply sits at 4.2 months, the lowest in Weston. Nearly 14.8% of homes went under contract within two weeks, up 10 points from last year.
The national context
Weston's tighter inventory runs counter to the national trend. Realtor.com reported that active listings topped 1.16 million homes for sale nationally in September 2026. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Weston's inventory picture looks tighter than what buyers are seeing in most of the country.

If you're a buyer, get clear on your price range and HOA tolerance before you start. Verify any CDD fees with the community directly, since newer communities can carry them on top of HOA dues.
