Weston inventory is down 16.1%, even with rates at 7.46%
Weston inventory fell to 468 homes in the three months ending August 31, 2026. That is a 16.1% drop from the same period a year ago, according to the Real Estate Data Aggregator. Miami Realtors reported on October 16, 2026 that mortgage rates rose to 7.46%. Rates are up, yet fewer homes are hitting the market. That combination shapes what sellers and buyers should expect right now.
New listings fell too. The Real Estate Data Aggregator counted 372 new listings across Weston in the three months ending August 31, 2026. That is down 8.4% from the same period in 2025. Fewer sellers are listing, and fewer homes are sitting available. For a well-priced home, that means less to compete against.
Demand has held up. The Real Estate Data Aggregator shows 261 homes sold across Weston in the three months ending August 31, 2026, up 1.2% from a year before. Pending sales came in at 259, essentially flat year over year. Supply is shrinking. Demand is not. That gap is what the 16.1% inventory drop reflects.
What rates are doing nationally
Miami Realtors reported on October 16, 2026 that mortgage rates rose to 7.46%. Realtor.com noted in September 2026 that rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow buyers down. But in Weston, pending sales held steady, which tells you demand did not collapse.
Nationally, Realtor.com reported in September 2026 that 20.8% of listings took a price cut, the highest share since October 2022. Active listings nationally topped 1.16 million. Weston is moving in the opposite direction on inventory. That does not mean prices are immune, but it does mean Weston sellers face a different picture than the national one.
How each ZIP code read differently
The Weston-wide number is useful, but each ZIP code tells its own story. The Real Estate Data Aggregator breaks it down for the three months ending August 31, 2026.
| 33326 | 33327 | 33331 | 33332 | |
|---|---|---|---|---|
| Median sale price | $673,500 | $900,000 | $895,000 | $1,062,500 |
| Homes for sale | 218 | 95 | 108 | 47 |
| Change in inventory | -11% | -6.9% | -17.6% | -41.3% |
| Median days on market | 70 | 75 | 64 | 92 |
| Sale-to-list price | 96.4% | 95.7% | 96.2% | 94.7% |
| Under contract in 2 weeks | 19.6% | 14.8% | 22.9% | 26.9% |
ZIP 33332: the sharpest inventory drop
ZIP 33332 saw homes for sale fall 41.3% year over year to just 47 homes, according to the Real Estate Data Aggregator. New listings dropped 37.3% to 37. The median sale price was $1,062,500, down 5.1% from a year ago. Days on market came in at 92, four days longer than last year. So inventory is tight, but sellers are still pricing carefully. Nearly 27% of homes went under contract within two weeks of listing, up 12.1 points year over year.
ZIP 33331: the strongest sales growth
ZIP 33331 was the standout for sales volume. The Real Estate Data Aggregator counted 73 homes sold, up 28.1% from a year before. Pending sales rose 14.8% to 70. The median sale price was $895,000, up 0.6%. Days on market were 64, three days shorter than last year. Inventory fell 17.6% to 108 homes. That is the kind of combination where pricing well from the start matters most.
ZIP 33327: prices dipped, but speed improved
In ZIP 33327, the Real Estate Data Aggregator shows the median sale price was $900,000, down 3.7% from a year ago. That is a real dip. But homes sold in a median of 75 days, six days faster than the year before. The sale-to-list ratio was 95.7%, up 0.4 points. And 14.8% of homes went under contract within two weeks, up 10 points. Prices softened a little, but the market moved faster.
ZIP 33326: the most homes, but supply is tightening
ZIP 33326 had the most homes for sale at 218, but that count fell 11% year over year. The median sale price was $673,500, down 1.3%. Months of supply dropped to 7.3, down 0.6 months from last year. Nearly 20% of homes went under contract within two weeks, up 5.8 points. This ZIP has the most options for buyers, but the trend is toward less, not more.
What this means if you own a home in Weston
Less inventory means a well-priced home has fewer rivals. But prices in three of the four ZIP codes dipped slightly year over year. The market is not ignoring price. Homes that sold above list price were still a small share: 5.7% in 33327, 8.7% in 33326, 6.9% in 33331, and 3.9% in 33332. Pricing at the right number, not just any number, is what moves a home.
Broward County also saw some strength at the higher end. Miami Realtors reported on October 16, 2026 that single-family home sales at $1 million and up in Broward rose from 176 to 180 year over year. That context matters for sellers in ZIP 33332, where the median sale price was $1,062,500.

- New listings fell 8.4%.

One more thing worth saying: these are ZIP code numbers. One street can read very differently from the whole ZIP. The Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% year over year through July 2026. Local results vary. If you want to know where your specific address sits, that takes a closer look.
